Our package includes all items within each appropriate schedule of the following specification of manufactured components and materials.  It includes a full site survey to obtain the information required for the timber frame structural calculations, and also includes all liaising services with your specified building contractor whom we shall be working in conjunction with at all times.

Drawings and Calculations

Supply all Timber frame drawings and structural calculations required for building control including NHBC HB353 design certificate. Supply of dimensioned soleplate drawing prior to commencement of foundations.

Soleplates

Including 140mmx38mm vac-vac treated CLS for external walls and 89mmx38mm vac-vac treated CLS for internal walls.  Soleplate design drawings, soleplate anchors and DPC as required.

Ground Floor & First floor        

External panels 140mmx38mm vac-vac treated CLS stud work covered with 9.5mm conditioned OSB sheathing. Reinforced frameshield breather membrane fixed to studs with plastic tape. All internal stud partitions 89x38mm CLS timber. Lintols where required a minimum of C16 grade timber 194mmx45mm, or as design requires. Head binder timbers to suit wall sizes 140mmx38mm & 89mmx38mm CLS vac-vac treated.

Floor components     

Easi-Joist floor joists @ 600mm centres including starter strips, or as determined by design engineer. All strutting as required for partition support. All external members ex laminate Kerto. 22mm P5 or P7 moisture resistant flooring.

Roof structure

Roof trusses to specialists design including attic trusses where required. Including loose or trussed rafters, stability bracing, purlins, valley boards, pre-made gable ladders. Dormers and Gable panels where appropriate.

Delivery

Delivered to site on the specified date by either 40ft articulated lorry or 30ft.Hyab, dependant on access and storage space.  Trusses to follow in line with erection schedule.  Ancillary items delivered to the customers requirements.

Erection schedule

Laying. Laser levelling and fixing of soleplates onto prepared foundations. Conforming to Kingston timber frame tolerances. (Done by others unless specified)

Ground floor panels and wall frames erected including head binders. Fixed in accordance with

Kingston Timber Frame nailing schedule.

First/ Second floor joists and decking laid in accordance with Easi-Joist design.

First/ Second floor panels and wall frames erected including head binders. Fixed in accordance with

Kingston Timber Frame nailing schedule.

Roof structure erected and braced including gable panels, fitting of loose rafters as required.   All in accordance with trussed rafter design details. If supplied attic space floored out.

Fitting of all ceiling and plasterboard noggins. Overlap all breather membrane and staple back.

Fix all cavity barriers and fire stops ready for window installation.

This includes all mechanical lifting as required.
